The home selling process

Step 1: Property Valuation and Preparation

Start by securing an accurate property valuation. It’s also a good time to gather any key documents such as planning consents, title deeds or warranties.

Step 2: Instructing a Conveyancer

The earlier you instruct your solicitor, the better. We’ll prepare the draft contract & request the information needed to support your sale.

Step 3: Property Marketing

Your estate agent will advertise your property and negotiate offers. We can begin the legal process as soon as a buyer is found.

Step 4: Legal Due Diligence

We manage all legal aspects of the sale, including reviewing title, replying to enquiries, resolving issues and agreeing on completion terms with the buyer’s solicitor.

Step 5: Exchange and Completion

Once contracts are exchanged, the sale becomes legally binding. On completion day, the keys are released and sale proceeds are transferred to your account.

No. We’re transparent from the outset. If additional fees arise due to unforeseen complexities, we will always explain them in advance.

What is a conveyancing questionnaire?2025-08-11T11:45:06+01:00

This form captures key legal and practical information about your property, such as boundaries, works completed, or services supplied.

What is a property chain?2025-08-11T11:44:53+01:00

A chain is a group of connected property transactions. Each sale or purchase is dependent on another, so communication and coordination are essential.

What information will my solicitor need upfront?2025-08-11T11:44:40+01:00

Details of your mortgage, property title, warranties and any known issues (e.g. disputes, flooding, or alterations) are helpful early on to avoid delays later.
