The Situation

Our client was part-exchanging their existing property for a new build home in Northamptonshire. The developer, with whom we have a good working relationship, knew the property would be ready for completion in June.

Both the client and the developer wanted a quick turnaround on the purchase and the part-exchange sale. The client had been referred to us by the developer and it was important that completion took place before the end of June so the client could benefit from the incentives being offered.

We moved quickly to ensure the tight deadline could be met without compromising on the quality of our work.

Searches were submitted as soon as we received the initial payment, and we reported on the title and search results promptly. We raised enquiries with the developer’s solicitors and, once the mortgage offer arrived, reviewed it alongside the sale statement. We also requested and reviewed the source of funds documentation from the client.

Throughout the process, we ensured that all enquiries raised on the part-exchange property were responded to in a timely manner. Our team worked closely with both the client and the developer to meet the expectation of a short timeframe, while still carrying out all necessary checks and due diligence.
